What the Assessment Health Colors Mean
Assessment health is a current condition snapshot, not a forecast or confirmed revaluation order. The current export uses New Jersey Division of Taxation equalization ratios originally certified October 1, 2025 for use in Tax Year 2026, paired with the latest available 2025 general coefficient of deviation (COD). Ratio compares assessed value with market value; COD measures how uniformly properties are assessed.
Deteriorating
Ratio is 65% to under 75% with COD at or below 15, or ratio is 75% to under 85% with COD above 15 and at or below 20.
Distressed
Ratio is below 65%, COD is above 20, or ratio is 65% to under 75% with COD above 15.
Monitor
Ratio is at least 85% and COD is at or below 20, but one of the stricter Stable thresholds is missed.
Stable
Ratio is at least 90% and COD is at or below 15.
Unknown
The latest loaded ratio or COD is unavailable, so a health category cannot be assigned.
